FAQ
Dubai Renovation & Fit-Out FAQ
Answers for Dubai property owners and business owners planning a renovation, fit-out, or joinery project with Deco Wood Renovation.
Renovation & Fit-Out Process
How does the renovation or fit-out process start?
Send us your Dubai project location, property type, current-condition photos, floor plan if available, required work, and preferred timing. We review the information and advise whether additional details or a site visit are required before moving to the next step.
What information should I send for the initial review?
Please provide the property location, approximate size, photos or videos, floor plan if available, and a clear description of the required work. For commercial properties, also mention the business type, building or community, and any known access or management requirements.
Is a site visit required?
A site visit is usually required when measurements, existing services, access conditions, or technical details need to be checked. Some clearly defined enquiries may first receive a preliminary review from photos, videos, and plans.
What happens after the site visit?
After inspection, we review the measurements, agreed scope, materials, access conditions, and technical requirements. We can then prepare the appropriate quotation or project proposal based on the confirmed information.
Do you handle both residential and commercial projects?
Yes. We handle approved residential services such as villa, apartment, and full-home renovation, together with office, retail, restaurant, café, salon, bar, hotel, and other approved commercial project categories in Dubai.
Do you provide villa renovation services?
Yes. Our
Villa Renovation Dubai

Do you renovate apartments in Dubai?
Yes. Our

Can you manage a full-home renovation?
Yes. A
Full Home Renovation Dubai
project can combine multiple areas and trades under one coordinated scope. The exact work, sequence, materials, and programme are confirmed after reviewing the property.
Quotations & Project Cost
Can I request a quotation by sending photos?
Photos, videos, plans, and measurements can support an initial review. However, they may not be enough for a confirmed quotation when the project includes concealed conditions, electrical work, plumbing, demolition, detailed measurements, or custom joinery.
Is the first price a preliminary estimate or a confirmed quotation?
An initial figure based only on limited information should be treated as preliminary. A confirmed quotation normally requires sufficient scope details, measurements, specifications, and a site inspection where necessary.
What is normally included in a quotation?
The quotation should identify the agreed scope, relevant materials or specifications, commercial value, payment stages, and applicable conditions. Excluded, provisional, or unconfirmed items should be identified before approval.
Do you provide itemised quotations?
The quotation format depends on the project size and scope. Where appropriate, work categories, major materials, and relevant project stages can be described so that the approved scope is clear.
Can the project cost change after work begins?
Cost may change when the client requests additional work, changes an approved specification, or when an unexpected concealed condition is discovered. Any additional work should be explained and approved before proceeding.
Are authority or building-management fees included?
Approval, deposit, permit, access, or building-management fees depend on the property and project. The responsible party and any related charges should be confirmed for each project before work begins.
How are payments structured?
Payment stages depend on the project size, duration, procurement requirements, and agreed commercial terms. The payment schedule should be confirmed in writing as part of the approved quotation or contract.
Timelines & Scheduling
How long does a renovation or fit-out project take?
The programme depends on the property size, approved scope, materials, approvals, building restrictions, and site condition. A realistic estimated timeline can be provided after the technical and commercial requirements have been reviewed.
When can work start after quotation approval?
The starting date depends on team scheduling, material availability, required deposits, access arrangements, and approvals. The planned commencement date should be agreed before mobilisation.
What can delay a renovation project?
Possible causes include delayed material selections, unavailable products, access restrictions, approval delays, additional works, client changes, or unexpected existing-site conditions. Any known delay risk should be communicated as early as possible.
Can renovation work be phased?
Phased work may be considered where the property, safety conditions, and project sequence allow it. Phasing can affect efficiency, access, cost, and the overall completion programme, so it should be planned before work begins.
Can work be completed in an occupied villa or apartment?
Some work may be possible in an occupied property, depending on dust, noise, safety, access, and the extent of demolition or service modifications. Larger renovation projects may require temporary relocation for practical and safety reasons.
Do commercial projects have restricted working hours?
Offices, retail units, restaurants, cafés, and other commercial properties may have restricted working hours or specific access rules. These requirements should be confirmed with the landlord or building management before scheduling.
Design, Materials & Joinery
Can you help choose materials and finishes?
Yes. Material, colour, and finish options can be reviewed according to the design direction, intended use, maintenance requirements, and approved budget. Final selections should be documented before procurement.
Can Deco Wood supply the materials?
Material supply can be included where agreed in the project scope. The selected brand, model, finish, quantity, availability, and approval status should be confirmed before ordering.
What happens if an approved material becomes unavailable?
A suitable alternative should be presented for review before substitution. The replacement should not be ordered or installed until the relevant specification, appearance, cost, and timing implications are accepted.
Do you provide custom joinery and woodwork?
Yes. Our
Joinery Woodwork Dubai
service may include wardrobes, cabinets, shelving, wall panels, counters, and other made-to-measure items based on approved drawings, dimensions, materials, and finishes.
Are joinery measurements confirmed before production?
Final site measurements should be confirmed before custom production begins. Dimensions may also depend on completed flooring, ceilings, walls, electrical points, appliances, and other connected site elements.
Commercial Fit-Out Projects
Do you provide office renovation and office fit-out?
Yes. We handle office renovation and
Office Fit-Out Dubai
enquiries based on the workspace requirements, building conditions, management rules, technical scope, and approved design.
Do you provide retail fit-out services?
Yes. Retail fit-out work can include agreed interior finishes, ceilings, flooring, partitions, electrical coordination, counters, storage, and custom joinery. The final scope depends on the unit, brand requirements, and landlord conditions.
Do you handle restaurant and café projects?
Yes. We review restaurant renovation, restaurant fit-out, café fit-out, and café renovation enquiries in Dubai. Kitchen requirements, services, ventilation, fire and safety conditions, and authority responsibilities must be reviewed for each project.
Do you handle salon and beauty salon projects?
Yes. Beauty salon fit-out and salon renovation projects can be reviewed according to the unit condition, proposed layout, service requirements, landlord rules, and approved scope.
Approvals, Access & Coordination
Do you coordinate with building or landlord management?
Where agreed, project coordination may include reviewing work timing, contractor requirements, site access, and known building-management procedures. The exact responsibilities should be confirmed for each property.
Are Dubai authority approvals always required?
Approval requirements depend on the location, property type, proposed changes, and technical scope. Some projects may require building-management, landlord, community, or authority documentation before work begins.
Who arranges access permits and security passes?
This depends on the building or community procedure. The client, contractor, landlord, or project representative may need to provide documents, deposits, permits, identification, or worker details before access is granted.
Can work begin before approvals are completed?
Work should not begin where required approvals, permits, access permissions, or safety conditions remain incomplete. Starting prematurely may create delays, rejection, access suspension, or additional cost.
Changes, Inspection & Handover
Can I change the project scope after work starts?
Changes can be requested, but they may affect cost, materials, sequencing, and the completion programme. The requested variation should be documented and approved before the additional work proceeds.
How are additional works approved?
Additional work should be described together with its commercial and scheduling impact. Approval should be recorded before procurement or execution so that the revised scope remains clear.
How is completed work inspected?
Completed work is reviewed against the approved scope and applicable project requirements. Any observations should be recorded, assessed, and addressed according to the agreed responsibilities.
What happens during project handover?
The completed scope is reviewed, outstanding observations are identified, and agreed corrections are addressed before final handover. Relevant access items, documents, and care information may also be transferred where applicable.
