Cafe renovation in Dubai is nearly always about a coffee shop that is already
open. The regulars know where it is, the machine is in place, and the business works — but
the room has stopped keeping up, or the counter was laid out for a smaller operation than the one
running through it now. Renovating an open café is shaped by two things a new build never faces:
the trading day, and everything already installed behind the counter.
What cafe renovation covers
This work applies to premises previously fitted as a café or coffee shop, whether currently
trading, taken over from another operator, or being rebranded in place. The existing installation
sets the starting point, and part of the early survey is working out what genuinely has to move.
Reasons operators renovate an existing café:
- The counter layout slows the barista line at peak.
- Seating no longer matches how customers actually use the space — laptops, short stops,
groups. - Finishes have worn where hands, chairs and trolleys meet them daily.
- Lighting flattens the room and the product.
- A brand refresh needs the interior to follow.
- Display and storage were sized for a smaller menu.
Renovation or fit-out — which is your project?
The cafe and coffee shop
fit-out route applies to an empty or shell unit becoming a café for the first time. Services go
in to a fresh design and the room is built once.
Renovation applies where the café already exists. Water feed and waste for the machine, power
capacity at the counter, extract where food is prepared, and drainage runs are already positioned.
Some can move, some cannot, and which is which is established by survey rather than assumption.
Renovating around the trading day
Cafés generally cannot close for long without losing the habit that keeps customers coming
back. That pushes most café renovations toward one of two patterns.
A short intensive closure — often a handful of consecutive days — concentrates the disruptive
work and reopens quickly. Alternatively, overnight and early-morning working keeps the café open
through the day, at the cost of a longer overall programme and a limit on what can happen in any
one session. Building or mall access hours frequently decide which pattern is even available.
Scope areas
Survey and strip-out
Opening up enough of the counter and floor to see what a previous operator left behind, before
any plan is committed. Removal is kept to what the new layout genuinely displaces. Counter bodies
are the usual surprise — they tend to have been built over, more than once.
Service counter and barista line
The core of most café renovations. Rebuilding or refinishing the counter body, setting working
heights, and arranging the sequence — order point, machine, grinder, milk station, collection — so
staff are not crossing each other during a rush. Under-counter storage and waste access are part of
the same design, not additions to it.
Display and merchandising
Cabinets, shelving and retail display for beans, cups and packaged goods. Positioning that
supports the order queue instead of blocking it.
Seating and layout
Rebalancing seat types and spacing for the mix of customers the café actually serves. Fixed
banquettes, bar shelves at the window, loose seating zones, and the circulation space between them.
Flooring
Replacement suited to spills, foot traffic and cleaning routine, with correct behaviour in the
wet zone around the machine and sinks. Substrate condition drives the preparation.
Wall finishes and ceilings
Surface finishes, panelling, feature walls behind the counter, ceiling repair or replacement.
Cafés show wear at contact height first, so preparation matters more than material choice.
Lighting
Layered lighting that serves the counter, the display and the seating differently, and holds up
from morning trade to evening. Control and circuiting are part of the work.
Joinery
Counters, display units, back-of-counter storage and fixed seating manufactured to the room.
A unit whose frame has survived the humidity and the daily wipe-down often deserves refinishing

Existing MEP adjustment
Power at the counter, lighting circuits, ventilation, and water or waste connections, adjusted
to suit the new working line. How far any of it can travel is a question for the survey and for the
building, not for the drawing.
Food preparation and extract — where the boundary sits
Plenty of cafés serve nothing hotter than a panini, and for those the interior scope stands on its
own. Once a menu involves real cooking, extract ducting, gas and catering equipment become a
specialist trade with its own rules. Every café enquiry therefore gets one early question — how
much cooking actually happens here — and the answer sets where the interior scope stops. Asking it
in week one is cheaper than discovering it in week five.
Approvals
Cafés in Dubai commonly sit inside malls, hotels, office towers or residential podiums, and each
landlord type brings its own submission process, permitted working hours and rules about what may be
altered. Add the conditions that attach to food and beverage premises and the picture is genuinely
specific to an address. Yours gets read against your lease, your building and your drawings — a
neighbouring unit’s experience is a starting hint, not an answer.
What to send for a scope review
- Photographs of the counter, seating area and anything you want changed.
- A layout drawing or a sketch with approximate dimensions.
- Roughly how many covers you have now and what you are aiming for.
- Whether the café trades during the works, and any closure you could accept.
- Whether hot food preparation or extract is in scope at all.
- Any date you are working toward.
Common questions
How is cafe renovation different from cafe fit-out?
Renovation changes a café that already exists and usually already trades. Fit-out creates one
where there was none. Renovation carries survey and removal work, and it has to work around
services that are staying put.
Can we stay open during the renovation?
Often, with overnight or early-morning working and the disruptive stages concentrated. It
extends the programme. For counter rebuilds a short full closure is frequently the better trade.
Can the counter be rebuilt without moving the machine connections?
Sometimes — it depends on where the feed and waste sit and how far the new layout moves the
working line. This is one of the first things a survey establishes.
Can existing joinery be kept?
Where a carcass is sound and the surfaces are the problem, refinishing usually makes sense.
Where water damage or a layout change has caught up with it, replacement is the honest answer.
Can the work be split into stages?
Yes. Counter first and seating later, or finishes first and joinery later, are both practical
ways to structure it.
