A site visit confirms what drawings and photos cannot — levels, access, where power, water and drainage actually run, and whether the building imposes conditions on delivery or working hours. Scope, materials and finishes are agreed against that before work is sequenced, so trades follow each other in an order that does not require undoing finished work.

A single project usually spans several trades. Residential work tends to combine flooring, wall finishes, ceilings and joinery, with kitchens and bathrooms bringing plumbing and electrical positions into the same programme. Commercial fit-out adds partitions, ceilings, lighting layouts and service coordination shaped around how the business will operate in the space.

Joinery is often the element that ties a scope together — fitted storage, counters, wardrobes and panelling made for the space rather than adapted to it. Where a project crosses several of these areas, running it as one coordinated scope avoids the gaps that appear when separate trades are engaged independently.

Choosing a contractor is worth some care. A clear written scope, an agreed sequence and a single point of coordination prevent the common failure on multi-trade work: each trade doing its part correctly while the interfaces between them are left to chance.

Requirements outside the unit matter as well. What applies depends on the property type, the building or community rules, the scope of work, and whether structural or external changes are involved — managed buildings and communities commonly set their own conditions for drawings, working hours and contractor access.
