Where Commercial Fit-Out Scope Changes by Business Type

Offices. Partitions, meeting and focus rooms, reception, and the power and data routes that decide where people can actually sit and work.

Retail and shops. Shopfront, display and stock areas, counters and lighting arranged around how customers move through the unit.

Restaurants and cafes. Dining layout and service route, counters, and the extract, drainage and equipment positions that have to be agreed before the layout is fixed.

Salons and clinics. Treatment or styling positions with the water, drainage and power each one needs, plus reception and waiting space.

Showrooms. Display zones, lighting for the product rather than the room, and circulation that lets a customer walk the space.

Materials

Materials, Finishes and Services Coordination

Finish choices in a commercial unit are decided by use as much as by appearance. Flooring in a retail or hospitality space takes footfall and cleaning that a domestic finish will not; wall finishes near counters, service areas and doorways take contact daily.

Joinery, partitions and ceilings are set out against the services behind them. Lighting positions, power and data outlets, extract routes and drainage all sit in the same ceiling and wall zones, so those positions are agreed against the layout instead of being cut in afterwards.

Planning

Why Commercial Fit-Out Needs Coordination

A commercial fit-out brings several trades into one unit on one programme. Moving a counter, a partition or a seating run usually moves a service with it, so scope, dimensions, finishes and service positions are confirmed before execution rather than adjusted during it.

Requirements outside the unit matter too. What applies depends on the property, the landlord or building management, the activity being licensed and the scope of work — managed buildings and malls commonly set their own rules for drawings, working hours and contractor access. Those are checked for your unit before work is scheduled, and delivery routes, lift sizes and access hours are planned against them.

FAQs

Common Fit-Out Questions

Quick answers for Dubai businesses planning a commercial fit-out.

Do you handle office, retail, and F&B fit-outs the same way?
The method is consistent but the scope is not. An office turns on partitions, meeting rooms, power and data; a retail unit on display, storage and the shopfront; an F&B unit on the service route, extract and drainage. Each is reviewed against the unit and the way the business will actually run in it.
Can I request a quotation by sending a floor plan?
A floor plan is enough to start a review and agree the scope. Dimensions, the areas you need and a finish direction are what move it toward a quotation, and existing conditions or services may still need to be checked before the pricing is settled.
Is a site visit required before quotation?
Not always. Drawings and photos can carry an initial review, particularly in a shell unit. A visit is normally needed where dimensions, levels, existing services or access have to be confirmed rather than assumed.
Do some fit-outs need landlord or authority approval?
It depends on the property, the landlord or building management, the activity being licensed and the scope of work. Units in malls and managed buildings commonly have their own fit-out rules covering drawings, working hours and contractor access. What applies to your unit is checked before work is scheduled rather than assumed.
What details should I send before project review?
Your location in Dubai, a floor plan or approximate area, photos of the unit, the type of business and the spaces you need, the scope you have in mind, any finish or material preferences, any services requirement such as power, data, extract or drainage, and any landlord or building fit-out requirements you have already received.
